Plan for 680 new homes on farmland south of Lancaster

Plans to build up to 680 new homes near Lancaster University have been submitted to the city council.

Gladman Homes Ltd, based in Congleton, Cheshire, has applied to build up to 680 dwellings, a small retail unit and public open spaces including children’s play areas on land North East of Bailrigg Lane.

The plans include the demolition of Low Hill House and vehicle access from both Bailrigg Lane and Hala Hill, as well as new recreation routes.

The development site is 1.2km from Bowerham, and 450m from Lancaster University. It would also provide access to the university’s new Health Innovation Campus, which is currently under construction.

The site is located partly witin Flood Zones 2 and 3 (medium to high risk).

The applicant proposes “sustainable urban drainage systems” to mitigate this including a water detention basin.

The application states: “The proposed development offers an exciting opportunity to commence delivery of one of Lancaster City Council’s major policy objectives – Bailrigg Garden Village.

“Key benefits will include the delivery of much needed new family homes, significant affordable housing provision, significant formal and informal public open space, green infrastructure, wider socio-economic benefits, localised retail provision and the potential to reduce potential flood risk in the wider area.”

The development will include 30 per cent “affordable housing” according to the application’s design and heritage statement.
