Twelve new family homes for affordable rent are being created in Lancaster.
The development in Pinfold Lane is due to be completed by February 2014 and will offer six two-bedroom and six three-bedroom family homes with car parking spaces.
The properties, which will be owned and managed by local housing provider Guinness Northern Counties, have been built at a cost of £1.08m with grant funding of £512,000 from the Homes and Communities Agency.
The development has been built to meet Code for Sustainable Homes level 3 and each property will feature a modern efficient system which helps reduce heating bills.
Coun Karen Leytham, Lancaster City Council’s cabinet member for health and housing, joined housing provider Guinness Northern Counties and Melrose Construction Ltd at the site this week to see how the build was progressing.
Speaking at the development site, Coun Leytham said: “I am delighted that Guinness Northern Counties are creating more new affordable homes in Lancaster.
“The need for more new housing in the Lancaster District is great, especially accessible housing for young families, so these modern three bedroomed and two bedroomed houses in a convenient and popular location will be in high demand.
“The council is working actively and successfully with Guinness Northern Counties, and other affordable housing developers, to help ensure that the local community benefits from new affordable housing delivery supported by grant assistance from the Homes and Communities Agency.”
Carmel Preston, housing manager at Guinness Northern Counties, said: “This development is part of a larger programme of works in this area and our first in Lancaster for 20 years so it’s a great pleasure to see the work progressing.
“Once completed, not only will these properties provide much needed new homes for families but they will be more efficient, more economic and more affordable.
“Fifty per cent of these homes will be let through Lancaster City Council nominations and the other half will help to ease the burden of our own waiting list.”
Dave Ray, construction manager from Melrose Construction Ltd, said: “We are very pleased to be collaborating with Guinness Northern Counties on this prestigious project. It’s a pleasure to work with such a professional development team.”
Guinness Northern Counties is a division of The Guinness Partnership, a charitable housing provider and one of the UK’s largest housing associations.
It provides more than 26,000 homes across the north of England.
